Seminar: Navigating the Commercial Lease Landscape key considerations in the UK
Presenter - Graham Bowcock

A run down on the importance of having a lease for both landlords and tenants. Who insures the property? Who does the repairs? When is a licence used? How are rent reviews dealt with? Getting it right could save you thousands of pounds.

Many lettings are informal and often undocumented. Those that are documented are often dealt with by way of home-made leases, perhaps taken from the internet or ones that have been borrowed from others. Whilst there are some good precedent leases, it is important to take into account the specific factors of the property.

From an owner?s point of view, getting the lease right adds value to the property. From the tenant?s point of view a well drafted lease adds clarity and may well be transferable if the business is sold. The tenant needs to understand how they can exit the lease if their business fails, or (hopefully) grows!.




Graham Bowcock is a chartered surveyor with over 35 years of experience, having worked initially as a student land agent in Mid Wales before college and then relocating to Cheshire after graduating. Three years with Co-operative Property Group (CWS) in Manchester led to the start of his first business, A G Bowcock and Co in Altrincham. Following various mergers of the business, a brief retirement was entered to enable some regrouping of family property companies. Then, by popular demand, Graham started again, setting up Oakwood Property Services in 2019. Graham and his team advise on an array of property matters and also lecture to solicitors on the practical aspects of property.
